OUR APPROACH
The lease, the approval and the build have to work together.
A site can look good on paper and still fail on access, land tenure or local process. Those issues belong in early screening, not after the lease is signed.

Ask the awkward questions early.
Who owns the land? Can construction vehicles get in? What does the municipality require? Would power or grading change the economics? Check the obvious weak points before advancing a candidate.
Find out what the rule actually says.
A past rejection or preferred site layout is not always a binding rule. Read the applicable requirements, identify who decides and discuss a supportable alternative with the land use authority when warranted.
Keep the right people in the conversation.
Landowners, planning staff, engineers and the client may be answering different questions. Keep their decisions and dependencies connected so one late discovery does not undo the rest of the work.
Leave the next person a usable file.
A proper closeout shows what was agreed, what was approved, the conditions that remain and who is responsible for the next step.
